Calgary Real Estate Market Update for August 2026

The Calgary real estate market continued to move at a slower pace in August 2026. Both sales and new listings declined compared with last year, while increased months of supply created more balanced conditions across much of the city.

Calgary recorded 1,660 residential sales during August, a decrease of approximately 16% from August 2025. There were 3,141 new listings added to the market, while total inventory reached 6,509 properties.

The sales-to-new-listings ratio was approximately 53%, and the city finished the month with 3.92 months of supply. Homes took an average of 41 days to sell.

The overall residential benchmark price was $569,800, approximately 1% lower than last year. The median sale price was $565,000, while the average sale price reached $638,440.

Calgary Housing Market Conditions Vary by Property Type

The Calgary housing market is not moving in the same direction across every property type or price range.

Detached homes remained relatively balanced, especially in established and desirable communities. There were 875 detached-home sales during August, and the detached benchmark price was $744,300. Buyers generally have more time and negotiating room than they did during Calgary’s most competitive markets, but well-priced detached homes can still attract strong interest.

Semi-detached homes also remained relatively balanced, with a benchmark price of $690,500.

Row housing finished August with a benchmark price of $415,200. This segment has experienced softer sales and more competition from new construction and rental properties.

Apartment condominiums continued to experience the highest supply levels, with nearly six months of resale inventory. The apartment benchmark price was $295,400, approximately 8% lower than August 2025. Condo buyers currently have more selection and may have opportunities to negotiate on price, possession dates or other terms.

For many Calgary home buyers, the current market offers more choice and less pressure than we have seen in recent years. More inventory means buyers can compare properties carefully instead of feeling forced to make a rushed decision.

However, conditions vary considerably by community, price range and property type. A well-maintained detached home in a popular Calgary neighbourhood may receive a very different level of interest than an apartment condo in an area with high inventory.

What These Numbers Mean for Calgary Home Sellers

Calgary home sellers need to pay close attention to pricing, condition and presentation. Buyers have more alternatives, which means an overpriced or poorly presented property can sit on the market longer.

Completing small repairs, cleaning thoroughly, staging properly and using professional photography are increasingly important. The first few weeks on the market remain critical, and pricing accurately from the beginning can help generate stronger interest before a listing becomes stale.

August 2026 statistics show a market that is becoming more balanced overall, although some segments—particularly apartment condominiums—are more favourable to buyers.
