“MLS Calgary” remains one of the most common phrases buyers use when searching for Calgary homes. Although the public listing website formerly known as MLS.ca is now called REALTOR.ca, the MLS® System continues to provide real estate professionals with detailed property information.
The most important thing for buyers to understand is that a home appearing in an online search may not necessarily be fully available.
Most Calgary MLS® Inquiries Are About One Property
MLS-related searches have become my largest source of inquiries through Google.
Based on the inquiries I receive:
Approximately 80% of buyers are asking about a specific property.
Approximately 10% want a complete list of available Calgary homes.

Most inquiries begin with a buyer who has found a home they love. They have looked at the photographs, studied the features and started imagining themselves living there.
My first step is always to verify whether that property is actually still available.
Why an Active Calgary Listing May Not Be Fully Available
This is one of the biggest frustrations for Calgary homebuyers.
A property can still appear active on a public real estate website after the seller has accepted a conditional offer. The existing buyer may still need to satisfy financing, inspection or other conditions, but the home may no longer be available for another buyer to purchase.
This happens frequently with attractive Calgary homes that show well and are priced correctly. The best properties can sell very quickly, especially when they offer a desirable location, good condition and strong value.
Buyers can understandably feel disappointed when they discover that a home they wanted to view is already conditionally sold.
That is why it is important to contact a Calgary REALTOR® before becoming too attached to one particular listing.
I Verify Whether the Property Is Still Available
When you send me a Calgary property address or MLS® number, I can check its current listing status and determine whether it is still available.
If the home is available, I can provide additional information and arrange a showing.
If it is already conditionally sold, I can help you understand the situation and monitor the listing. A conditional sale is not always completed. Financing can fall through, an inspection may uncover a concern or another condition may not be satisfied.
If the property returns to the market, I can notify you as soon as that updated information becomes available.
This can give you an important advantage over repeatedly checking public websites and trying to determine whether anything has changed.
What If the Home You Want Is Already Conditionally Sold?
My job does not end when I tell you a particular home is conditionally sold.
I want to understand what attracted you to it:
Was it the community?
Did you like the floor plan?
Was the price within your budget?
Did it have the right yard or garage?
Was it close to a school?
Did it have renovations or other important features?
Once I know why you liked the property, I can find similar Calgary homes and potentially identify an even better alternative.
The right property may be located in the same community or in a neighbouring area you have not considered. It might offer better value, a more functional layout or features that fit your needs more closely.
