The Cranston real estate market remained active in August 2026, with detached homes continuing to sell while buyers benefited from a reasonable amount of choice. The latest numbers show a market that still rewards well-prepared sellers but gives buyers more time to compare properties, review value and negotiate when a home has been sitting on the market.
Here is a closer look at the August 2026 Cranston detached-home statistics, how they compare with the year-to-date numbers and what they mean if you are planning to buy or sell in this popular southeast Calgary community.
Cranston Detached-Home Statistics for August 2026
The August numbers were:
● Sales: 24
● New listings: 32
● Inventory: 47
● Sales-to-new-listings ratio: 75.00%
● Months of supply: 1.96
● Benchmark price: $742,900
● Median price: $770,000
● Average price: $948,229
● Average days on market: 38
Twenty-four detached homes sold in Cranston during August, while 32 new listings entered the market. This produced a sales-to-new-listings ratio of 75%, meaning three homes sold for every four new listings added during the month.
Inventory finished at 47 detached homes, representing 1.96 months of supply. That is still a fairly tight level of supply. Buyers had more options than they experienced during Calgary’s most competitive markets, but Cranston was not oversupplied with detached homes.
Cranston Year-to-Date Detached-Home Statistics
From January through the end of August 2026, the Cranston detached market recorded:
● Sales: 164
● New listings: 275
● Inventory: 47
● Sales-to-new-listings ratio: 59.64%
● Months of supply: 2.29
● Benchmark price: $730,787
● Median price: $739,000
● Average price: $819,231
● Average days on market: 32
The 164 year-to-date sales show that demand for Cranston detached homes has remained steady. However, the year-to-date sales-to-new-listings ratio of 59.64% is noticeably lower than August’s 75%. This tells us that August demand kept pace with new listings more strongly than it had across the year as a whole.
Year-to-date months of supply sat at 2.29, compared with 1.96 in August. The lower monthly figure suggests that available inventory was being absorbed at a slightly faster rate during August.
Understanding Cranston Home Prices
The benchmark price for a Cranston detached home was $742,900 in August, compared with the year-to-date benchmark of $730,787. The benchmark price is designed to represent the value of a typical home based on its characteristics and is useful for observing the broader direction of the market.
The August median sale price was $770,000, meaning half of the detached homes sold above that amount and half sold below it. That was higher than the year-to-date median of $739,000.
The average sale price reached $948,229 in August, well above the year-to-date average of $819,231. It is important not to interpret that difference as meaning every Cranston home suddenly increased significantly in value. Cranston includes a wide variety of detached properties, including larger homes and higher-priced estate properties. A small number of expensive sales can move the monthly average considerably higher. For most buyers and sellers, the benchmark and median prices provide additional context alongside the average price.
What the August Market Means for Cranston Buyers
For buyers, 47 homes in inventory means there may be enough selection to compare location, condition, upgrades and value before making a decision. An average of 38 days on market also suggests that not every detached home is selling immediately.
This can create negotiating opportunities, particularly when a property has been listed longer than the community average, needs updating or is priced above comparable recent sales. Price is only one part of an offer. Possession date, deposit, financing and inspection conditions can also make a difference during negotiations.
However, buyers should not assume every seller will accept a large discount. With only 1.96 months of supply in August, attractive homes that are clean, well maintained and priced correctly can still generate strong interest. Understanding recent comparable sales before writing an offer is important.
What the August Market Means for Cranston Sellers
For sellers, the 75% sales-to-new-listings ratio and fewer than two months of supply are both encouraging. Buyers are active, but the 38-day average selling time shows they are also paying close attention to price and condition.
The first few weeks on the market remain extremely important. A detached home should be accurately priced from the beginning, properly prepared, professionally photographed and easy to show. Overpricing can cause a property to sit while buyers choose competing homes that offer better value.
The difference between the August average price and median price also shows why a home evaluation should never be based on one general community average. The location within Cranston, size, age, lot, condition, renovations, garage, floor plan and nearby comparable sales all affect the value of an individual property.
Is It a Good Time to Buy or Sell in Cranston?
August’s statistics offer something positive for both sides of the market. Buyers have more choice and may have room to negotiate on certain listings. Sellers continue to benefit from relatively limited detached-home supply and steady demand.
Success depends on understanding the specific part of the Cranston real estate market in which you are buying or selling. A properly priced home can still sell well, while a buyer with current comparable sales and a well-structured offer may be able to negotiate favourable terms.
