Cranston Calgary Detached Homes Market Update – July 2026

July Was a More Balanced Month for Cranston’s Detached Housing Market

The Cranston detached home market remained active throughout July, but the numbers continue to point toward a healthier, more balanced market than we experienced over the past couple of years.

During July 2026:

  • 20 detached homes sold

  • 34 new listings

  • 54 active listings

  • 2.70 months of supply

  • Average selling price: $825,975

  • Median selling price: $770,000

  • Average days on market: 34

Year-to-date, Cranston has recorded:

  • 140 detached home sales

  • 243 new listings

  • 47 average active listings

  • 2.35 months of supply

  • Average selling price: $797,117

  • Median selling price: $717,500

  • Average days on market: 31

These numbers show a market that is becoming more balanced while still remaining attractive for both buyers and sellers.

What the July Numbers Mean

One statistic that immediately stands out is the increase in available inventory.

With 54 detached homes available during July, buyers had noticeably more choice than they did throughout much of 2024 and 2025. More selection means buyers can take a little more time comparing properties instead of feeling pressured to make immediate decisions.

The increase in inventory has also pushed the months of supply up to 2.70 months, another indication that conditions are gradually becoming less competitive.

That doesn’t mean Cranston has become a buyer’s market. Inventory is still relatively limited compared to historical norms, but we’re seeing the market shift toward a healthier balance.

Home Prices Continue to Hold Strong

Despite additional inventory, home values remain resilient.

The average detached home sold for $825,975, while the median sale price came in at $770,000.

It’s important to remember that average prices can fluctuate depending on the mix of homes that sell during a given month. A higher number of luxury properties can push the average upward without necessarily increasing overall property values across the community.

That’s why I always encourage homeowners to look at recent comparable sales instead of relying solely on average price statistics when estimating what their home may be worth.

Homes Are Taking a Little Longer to Sell

The average detached home spent 34 days on the market during July.

Compared with the extremely fast-paced market we experienced over the past couple of years, buyers are taking more time before making offers.

This isn’t necessarily a negative trend.

Today’s buyers are carefully comparing homes, reviewing inspection reports, and ensuring they’re paying fair market value. Homes that are priced correctly and presented well continue to attract strong interest.

What This Means for Sellers

As I’ve seen throughout Calgary this year, buyers are becoming more selective.

Buyers have more choices than they did a year ago, but quality homes that are priced correctly continue to sell.
