9 Signs Your Calgary Home Is Overpriced (And What To Do About It)

One of the most common questions I hear from Calgary home sellers is:

“How do I know if my home is overpriced?”

It’s a fair question. Every homeowner wants to get the highest possible price, and as a Calgary REALTOR® with more than 20 years of experience, I completely understand that.

The problem is that today’s buyers have access to more information than ever before. They can compare similar homes online, review listing history, monitor price reductions, and even receive instant notifications when new homes hit the market.

If your home isn’t priced correctly from the beginning, buyers usually notice.

The good news is that there are several warning signs that can tell you whether your asking price is helping—or hurting—your chances of selling.

Why Pricing Your Calgary Home Correctly Matters

Many sellers believe they can simply “test the market” with a higher price and reduce it later if necessary.

In my experience, this strategy often backfires.

The first couple of weeks after your home hits the market are usually when it receives the most attention. Buyers who have been waiting for the right property are notified immediately, and REALTORS® are actively watching for new listings that match their clients’ criteria.

If your home is priced too high during this critical period, many buyers won’t even schedule a showing.

Instead, they’ll move on to the next listing.

Even worse, when you eventually reduce the price, some buyers begin wondering what is wrong with the property.

Pricing your home correctly from day one often results in stronger interest, better offers, and sometimes even multiple offers.

1. Your Home Has Been on the Market Much Longer Than Similar Homes

Every Calgary neighbourhood is different.

A detached home in Chaparral may sell at a different pace than one in Legacy, Auburn Bay, Cranston, or Walden.

However, if comparable homes are selling while yours continues sitting on the market, your price deserves another look.

The market is usually giving you valuable feedback.

2. You’ve Had Multiple Price Reductions

Price reductions are sometimes necessary.

Several price reductions usually indicate the home wasn’t positioned correctly to begin with.

Buyers often notice repeated reductions and start asking themselves:

“Why hasn’t this home sold yet?”

Instead of creating excitement, multiple reductions can reduce buyer confidence.

3. Comparable Homes Are Selling for Less

Comparable sales are one of the most important pricing tools available.

Buyers, REALTORS®, lenders, and appraisers all look at recently sold homes when determining market value.

If similar homes are consistently selling for less than your asking price, buyers will usually choose those homes instead.

4. Your Home Is the Most Expensive in the Neighbourhood

I completely understand wanting to recover the money you’ve invested in renovations.

Unfortunately, the market doesn’t always work that way.

Just because you’ve spent $100,000 or $150,000 upgrading your home doesn’t necessarily mean buyers will pay that much more.

Every neighbourhood has a price ceiling.

Sometimes the nicest home on the block simply cannot command the highest price you hoped for.

5. Your Listing Was Cancelled and Relisted as “New”

Some sellers believe cancelling a listing and relisting it will make buyers think it’s a brand-new property.

Today’s buyers—and REALTORS®—can usually see the listing history.

Resetting the days on market rarely changes buyer perception if the price hasn’t changed.

The better solution is addressing the real issue.

6. Buyers Are Viewing Your Home but Nobody Is Writing Offers

This is one of the biggest warning signs I see.

If you’re getting plenty of showings but no offers, the problem usually isn’t your marketing.

It’s often the price.

When buyers like the home but feel it’s overpriced, they simply wait.

Many assume the seller will eventually reduce the price.

7. Your Price Per Square Foot Is Significantly Higher Than Competing Homes

Price per square foot isn’t everything.

Condition, location, upgrades, lot size, and layout all matter.

However, buyers and REALTORS® still use this metric when comparing homes.

If your price per square foot is well above similar listings without offering substantially more value, buyers will likely notice.

8. Similar Homes Around You Are Selling Quickly

If homes in your neighbourhood are selling while yours remains available, buyers are telling you something.

They’ve compared the options.

They’ve chosen another home.

That doesn’t necessarily mean your property isn’t desirable.

It often means the value proposition isn’t as strong.

9. Buyers See Repairs That Aren’t Reflected in the Price

Many sellers become accustomed to the little things they’ve lived with for years.

Buyers don’t.

Older furnaces, aging roofs, original windows, worn flooring, dated kitchens, peeling paint, or deferred maintenance all influence perceived value.

Most buyers mentally calculate what those repairs will cost—and often add a little extra for unexpected expenses.

If the asking price doesn’t reflect those costs, many simply move on.

My Advice as a Calgary REALTOR®

One of the biggest mistakes I see sellers make is believing they can always lower the price later.

Sometimes they can.

But the best buyers often come through during the first few weeks your home is on the market.

If your home is priced too aggressively, those buyers may never even book a showing.

I’ve seen homes sit for months, go through multiple price reductions, and eventually sell for less than they likely would have if they’d been priced correctly from the beginning.

Pricing is both an art and a science.

It involves understanding current market conditions, recent comparable sales, buyer psychology, neighbourhood trends, and your home’s unique features.

That’s why I spend so much time researching every property before recommending a listing price.
